- U.S. banks no longer offer financing to buyers that wish to buy a home in Mexico.
- Developer and seller financing are the most common options for foreign buyers.
- Negotiating the price down is less likely when financing is involved.
- Most financing is short term, running anywhere from one to five years.
- Many developers or sellers want 50% down, but there are cases in which the initial deposit it lower.
- Interest rates may be higher than in the United States.
- Ballon payments are common at certain timeframes, particularly at the end of the financing term.
- If you are unable to make your payments, the lender retains the property and all buyer funds are lost.
- There is private lender financing available; typically it requires 35% down and interest rates are typically in the double digits.
