Property taxes in Los Cabos are far less than what you can expect to pay in the United States. However, a property tax bill isn’t sent to you, so it is important to know that your property taxes are due by the end of May. And, depending on when you pay, you can get a discount. Property Tax Discounts and Deadline in Cabo

  • 20% off if paid in January
  • 15% off if paid in February
  • 10% off if paid in March
  • 5% off if paid in April

The annual payment deadline is officially the end of May, after which point you will subject to penalties and interest.

How Much Are Property Taxes in Cabo?

In Cabo San Lucas, annual property taxes, or predial, are typically around 0.1% of the property’s assessed value at the time of purchase, resulting in a roughly $500 annual tax on a $500,000 property.

What Is the Clave Catastral?

The Clave Catastral is the property tax ID number, a unique code for each property that is managed by local authorities. It is up to an 18-character alpha numeric key separated by a dash after the first 12 characters. You will need the Clave Catastral to pay your property taxes.

How Do I Pay My Property Taxes?

Website

The most convenient way to pay your property taxes is to go to the Tesorería Municipal website. From there, you can pay online by entering your Clave Catastral number. Once you enter the correct Clave number, the property address, owner, and fees will appear. You can then pay your property taxes through the web portal using a credit card and download a receipt.

You can also use this option to check your property tax debt by entering your property tax code (Clave Catastral), as well as review the different options available.

Bank Transfer

Alternatively, you can do a bank transfer to the Banamex or Bancomer Clabe number listed on the website. Be sure to add the Clave Catastral number to the bank transfer and send an email to the validation address listed on the website.

You can use this option to generate your referenced payment to make a bank teller payment at a branch at Santander, Banamex, and Bancomer banks.

Go to the Tesorería Municipal Offices

You can also go to the Tesorería Municipal offices to pay your property taxes.

How to Find My Clave Catastral

You can find your property tax ID number (Clave Catastral) in your property Fideicomiso or Mexican deed. On the fido, it is typically on the last page, the Ayuntamiento de Los Cabos Tesorería General Municipal document.

If you have paid property taxes before, your Clave Catastral may be on past tax statements or receipts.

If you can’t find your Clave Catastral, contact the Tesorería Municipal by going into one of the three offices listed above, giving them a call, or emailing them to get the Clave Catastral number.
