If you own property in a development with an HOA in Cabo San Lucas or San José Del Cabo, you’ll need to pay your HOA fees in pesos or USD at a specific exchange rate set by the HOA. While it is easy for owners living in Los Cabos to pay their fees, those that use their property as a vacation or long-term rental, or those that only visit a few times a year will want to work out a plan to get their HOA fees paid. Here, real estate agent Jeff Schmidt advises property owners on how they can pay their HOA fees.
When Are HOA Fees Due?
Fees are usually due monthly, quarterly, or annually. Some HOAs offer a discount for early payment if you pay the full year of HOA dues at the beginning of the billing cycle.
How Do I Receive My HOA Bills?
In most cases, your HOA will offer an app or send you a bill for your HOA fees.
Mobile App
If your association uses an app for payments, you will need to talk to your homeowner’s association to find out which app they use and get your login information. This can usually be achieved by going to the HOA office, sending an email to an HOA representative, or calling an HOA representative. Once you have access to the app, you can see any bills, including HOA fees, that are owed.
In most cases, these online platforms allow you to pay your HOA fees with a U.S. credit card.
Digital or Paper Bills
Some communities send a paper bill to your home or you have to go to the HOA office to retrieve it. Other communities email a digital bill so you know what amount you need to pay. For communities that send bills, you may have the option of paying with a credit card, bank transfer, cash, or check.
How Can I Pay My HOA Fees?
Mobile App
If your community offers a mobile app, you can typically pay with a credit card when your HOA bill comes through.
Bank Transfers
Many HOAs accept wire transfers to their Mexican bank account. Check with your HOA administrator for banking details, specifically the Clabe number. Note that in most cases, the HOA fees will need to be transferred to a peso account. Having a Mexican bank account makes it very easy to pay bills, including HOA fees, by doing a simple bank transfer on your Mexican bank’s mobile app or website.
Some HOAs may offer the option to transfer HOA fees to a U.S bank account. It is important to speak with a knowledgeable member of your HOA to determine if this payment option is available.
In-person Payments
If you’re in Cabo, you may be able to pay your HOA fees directly at the HOA office with cash or check. However, some HOA companies don’t allow this.
International Wire Transfer
Check with your HOA to find out if you can send an international wire transfer to pay for your HOA fees. You will need the HOA bank’s details and will be responsible for any wire transfer fees.
Wise
Wise is an international, online account that you can use to send money in different currencies to bank accounts in different countries. However, when it comes to sending money from your U.S. bank account to a Mexican bank account, there are some Mexican bank accounts that don’t allow this service. Check with your HOA to find out if paying your fees with Wise is an option.
Property Management
Hiring a property management company to pay all of your bills, including your HOA fees, may be a good idea if you don’t live in Cabo full time and don’t have a Mexican bank account. A property management company can pay your HOA fees, fideicomiso, and property taxes; in addition, they can pay for your utilities like internet, water, electricity, gas, pool service, and more.
Are Late Fees Applied?
Missing an HOA fee due date can result in penalties or interest charges. Make sure to figure out a payment option in advance so you aren’t subject to additional fees.
You may wish to pay your HOA fees annually or quarterly to make it easier to get these fees covered each year.
